1. Introduction & Acceptance

These Terms & Conditions ("Terms") govern your use of the FlapHome website and the property maintenance, contracting, and cleaning services we provide in Dubai, United Arab Emirates. By accessing our website, requesting a quote, or booking a service, you agree to be bound by these Terms.

2. Our Services

FlapHome provides cleaning, maintenance, and contracting services as described on our website. Service availability, scope, and scheduling are subject to confirmation. We reserve the right to decline or reschedule any booking at our discretion.

3. Bookings & Quotations

Quotations are provided based on the information you supply and are valid for the period stated. Prices may change if the actual scope of work differs from what was described. A booking is confirmed once we accept it and agree a date and time with you.

4. Pricing, Payment & VAT

All prices are quoted in UAE Dirhams (AED) and are exclusive of Value Added Tax (VAT) unless stated otherwise. VAT will be applied at the prevailing rate (currently 5%) in accordance with UAE law. Payment terms will be confirmed at the time of booking, and payment is due as agreed in your quotation or invoice.

5. Cancellations & Rescheduling

You may cancel or reschedule a booking by contacting us in advance. Cancellations made with insufficient notice, or where our team has already been dispatched, may incur a call-out or cancellation charge. Refunds, where applicable, are handled in line with UAE consumer protection principles.

6. Service Warranty & Guarantees

We stand behind our workmanship. If you are not satisfied with a completed service, notify us within a reasonable period and we will assess and, where appropriate, re-perform the work. Warranties do not cover damage caused by misuse, third parties, normal wear and tear, or pre-existing conditions.

7. Your Responsibilities

To help us deliver our services safely and effectively, you agree to:

  • Provide accurate information about the property and the work required
  • Ensure safe and timely access to the property at the scheduled time
  • Secure or remove valuable, fragile, or hazardous items before we arrive
  • Inform us of any known risks, permits, or building rules that apply

8. Access to Property

If our team is unable to access the property at the agreed time, or if the site is unsafe to work in, we may reschedule the service and a call-out charge may apply.

9. Liability & Limitations

We carry out our services with reasonable skill and care and maintain appropriate insurance. To the fullest extent permitted by UAE law, FlapHome shall not be liable for indirect, incidental, or consequential losses. Our total liability for any claim shall not exceed the amount paid for the specific service giving rise to the claim. Nothing in these Terms limits liability that cannot be excluded under applicable law.

10. Intellectual Property

All content on this website — including text, graphics, logos, and images — is owned by or licensed to FlapHome and is protected by applicable intellectual property laws. You may not copy, reproduce, or reuse it without our prior written consent.

11. Third-Party Links & Services

Our website may contain links to third-party sites or use third-party services. We are not responsible for the content, policies, or practices of those third parties.

12. Indemnification

You agree to indemnify and hold FlapHome harmless from any claims, damages, or expenses arising from your breach of these Terms or your misuse of our website or services.

13. Force Majeure

We are not liable for any failure or delay in performing our obligations caused by events beyond our reasonable control, including natural events, government actions, utility failures, or other force majeure circumstances.

14. Governing Law & Jurisdiction

These Terms are governed by and construed in accordance with the laws of the United Arab Emirates as applied in the Emirate of Dubai. Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the competent courts of Dubai.

15. Dispute Resolution

In the event of a dispute, we encourage you to contact us first so we can try to resolve the matter amicably. If a resolution cannot be reached, the dispute will be handled in accordance with the governing law and jurisdiction stated above.

16. Changes to These Terms

We may update these Terms from time to time. The latest version will always be available on this page with a revised "last updated" date. Continued use of our website or services constitutes acceptance of the updated Terms.
